The home inspector found some maintenance issues in the house that I would like the seller to address?

mira a asked:

what is the average credit I can expect for the seller to address some of the maintenance issues. The accepted offer was approx. 15K below the listing price. And the house was the cheapest listed price that had all of the features I wanted in a home. I realized that if I wanted a deal, I would most likely end up with somewhat of a fixer upper. Should I expect anymore reductions on the price, even a slight reduction or take the property as is, or simply walk away. This is a buyers market and b/c there are so much inventory, I should be able to walk away. However, the house sits in a desirable area within the county where I’ve been looking. Its close to work and home. Current commute is bet 4-5 hours roundtrip. Amongst other things. What would you do?
The offer accepted or me the buyer moving forward was contigent on my approval or being okay with the home inspection results. There are a couple of things that would need to be address upon closing but would not necessarily prevent me from physically living in the house. So I guess my question is at approx 15K drop from the actual listed price, and the seller not agreeing to tackle any of the maintenance issues nor providing me with a credit, am I getting a good deal since the house does offer all of the features I wanted and it would be closer to work. Also, when I looked back at all the other listing I either viewed or wanted to see, the asking was cheaper than the rest.

tom l asked:

since they’re building the house in anywhere between 5-7 days, is it possible that the house is built with quality? i don’t know anything about home maintenance/repair so just curious if a house that is built in a week is not going to fall apart in a few years and cost the homeowner $$$ to maintain the home.
i mean i’m sure they’re doing their best effort but i certain things just take time to do a good job. nuts and bolts, nooks crannies, u know what i mean?

I recently bought a mobile home from a nice older lady and the home needs a little help. I’m trying to find the best tips and procedures to fix it up as a starter home. Can anyone actually give me some constructive advice on how to best deal with mobile home issues and common household maintenance? i.e. Painting new coat of white over white painted panel, bathroom sealing, floors, exterior. Any help is appreciated.

In early 2007 I will be launching a website in the US devoted to products and services related to home auto and marine industries. The primary area of interest will be focused on the protection of property as well as how to prevent damage to ones property. I am looking for professionals who would be willing to contribute solutions for this website and in return would receive credit on the website for their contribution. This website will be nationally launched and will have a projected 5,000 visits a day. If you have a background in Construction, Plumbing, Contracting, Building, Mechanics, Boat or Auto Maintenance, or just an enthusiast in any of those areas or related areas then please contact me to hear more details.
To clear up any misconceptions, this would be writing a short article every now and then on a subject that interests you, by no means would this be very time consuming!
